We conduct new inventories check ins/out, mid term inspections and log descriptions of doors, ceilings, walls, lightings, skirtings, floorings, windows, switches, sockets, appliances, all furnishing and any outside areas upon request.

As part of the check in, we check smoke/carbon monoxide detectors for power only, log utility readings where possible, handover property keys and gain the tenants signature on the report. All our reports are turned around within 24-48 hours.

Having an accurate inventory compiled at the start of the tenancy by an Independent Inventory Clerk (AIIC) reduces the risk of disputes about damages to the property or contents, and avoids the many pitfalls that may be encountered at the end of a tenancy. These reports can also be used as a primary piece of evidence by deposit scheme arbitrators or in a court of law.

INVENTORY ONLY

Once instructed by the client, EJ Inventory Services will arrange to attend the property prior to it becoming occupied. Please ensure that any cleaning or maintenance work has been finished and the property ready for inspection. We will compile a professional, independent detailed inventory report. A copy of this report will be emailed in PDF format to the client.

INVENTORY & CHECK IN

Once instructed by the client, EJ Inventory Services will arrange to attend the property, prior to the tenants arriving. Please ensure that any cleaning or building work has been finished and the property is empty and ready for inspection. We will compile a professional, independent detailed inventory report and then walk the tenant through the property, in order to address any concerns that might be listed on the report Schedule of Condition page. We will do checks of smoke/carbon monoxide detectors, if necessary record meter readings, we will log and hand over property keys and gain a signature on the report. A copy of this report will be emailed in PDF format to the client.

MID TERM INSPECTION

Once instructed by the client, EJ Inventory Services will visit the property and meet with the tenant, we ask if any children are present that they are accompanied by an adult at all times for this visit. We will check the properties internal condition, and make checks to ensure the property is being properly maintained, and the tenancy agreement adhered to. At the end of the inspection, we will feed back any urgent information to the relevant parties. A copy of this report will be emailed in PDF format to the client. The invoice will need to be paid in full prior to visiting the property to conduct the inspection.

CHECK OUT

Once instructed by the client, EJ Inventory Services will visit the property to perform a thorough check out and compare notes against the original check in report, we will arrange to meet the tenant if requested, we will cross reference the original report, take pictures, list any changes and take utility readings if necessary. All liabilities will be clearly logged on the report. If EJ Inventory Services has not compiled the original check in, we will not be held accountable for any errors or missing items that may come to light from the original report. The report will be emailed in PDF format to the client. The invoice will need to be paid in full prior to visiting the property to conduct the check out.

This inventory can be used as the primary piece of evidence by deposit scheme arbitrators or in a court of law.
We are based in North London and will cover most areas upon request, please understand that you may incur a small additional fee, when the property is outside of the areas that we cover.

All payments can be made via bank transfer, our banking details will be listed to bottom left of received invoice.

We will alert you once the invoice has been sent which is normally in less than 24 hours of conducting the inventory booking.

For any bookings of inspections and check outs we will request that the invoice is paid prior to visiting the property.


We will test appliances for power only, this includes washing machines, dryers, fridges, vacuum cleaners, ovens and hobs etc.
Property left in lofts, cellars and locked rooms which have not been inventoried are the sole responsibility of the Landlord.

If additional items are to be listed, itemisation of kitchenware and cutlery this will incur a small extra charge. Plants and shrubs are not listed. this will also be at the landlords request.

As we are currently following the Government Guidelines for the new COVID variance, we will meet only one tenant for handover of all property keys. Ensuring to keep our distance. Once the check out has been conducted we will discuss the findings with the tenant and the report will be sent on to the client, for the agent, landlord and tenant to check and agree on the findings.


As a part of the check In procedure, we will test smoke and carbon monoxide alarms for power only.


If the inspection is unable to go ahead for any reason.
We reserve the right to charge 50% of the fee if 48 hours notice is not given, the full fee if 24 hours notice or less is given.

Any jobs cancelled over a Bank Holiday will also be charged the full cancellation fee.

All cancellations text or email confirmation is accepted, you will receive a cancellation response.

Once cancellation request has been received, the client would need to rebook and EJ Inventory Services will re-check availbility.

If bookings are frequently made and cancelled, EJ Inventory Services reserves the right to accept, decline or request part or full payment prior to revisiting the property.

We will always do out best to accomadate, and will try to move jobs to accomadate, please understand this may be difficult at busy times like weekends and Bank Holidays.



Once the invoice has been paid and payment received in full, which is normally within 24- 48 hours, after the inventory being conducted. Our accounts team will release the report via email in PDF format directly to the client, unless otherwise advised.


We will try to take all meter readings where possible as part of a booked check in. You would need to confirm the location when booking.

We do also ask that the agent or landlord also takes pictures of the meter readings as we cannot be held accountable for any discrepancies.

If any meters are not labelled we would need you to confirm the meter reference number.

We will always have an FB1 and FB2 key to hand. Please ensure we have the correct keys to gain access.


If a check out is requested, we will be happy to compare and compile notes from the original report and it will be a schedule of condition.
we request that when you make the booking you send the original inventory report across.
We will not be held accountable for any discrepancies that may arise from another companies inventory report.

We do charge a sunday surcharge of £30.00 this can be discussed at the time of the booking.
