INVENTORY ONLY We will attend the property prior to occupation and prepare a comprehensive, professional, independent inventory report, detailing all internal and external fixtures and fittings. A PDF copy of the completed report will then be promptly emailed to the client for their records.
INVENTORY & CHECK IN We will arrange a visit to the property prior to the tenant’s arrival. The clerk will prepare a professional and impartial inventory report and conduct a walkthrough with the tenant to review the Schedule of Condition, smoke and carbon monoxide alarms will be tested, meter readings recorded, keys handed over, and signatures obtained on the report. A PDF copy of the completed report will be promptly emailed to the client for their records.
INTERIM INSPECTION We will attend the property to conduct the inspection. The condition of the property will be carefully assessed and compared against the original check-in inventory report. Following the inspection. Any urgent findings will be fed back to the appropriate parties. A comprehensive report detailing our observations will be sent in PDF format to the client for their records.
CHECK OUT We will attend the property, compare our findings with the original check-in report. Our process includes cross-referencing the initial report, taking photographs, documenting any changes, and recording utility readings. All liabilities will be clearly noted in the reports. A PDF copy of the finalised report will be promptly emailed to the client for their records.
PROBATE Once your booking has been confirmed, we will arrange a convenient time to visit the property and professionally document all contents using clear, date- and time-stamped photography. A comprehensive, bespoke PDF report will then be prepared and shared with the relevant parties. All information is treated with the strictest confidentiality and handled in full accordance with privacy regulations. Upon completion of the inspection, the property will be secured before departure.
